Air mover and dehumidifier drying a wet hardwood floor

Quick answer

Stop the water, make the area safe, take photos and video, move valuables to dry places and call a restoration provider and your insurer the same day. Drying should start within a day or two.

Hour one: safety and the source

Close the main water valve or the valve at the fixture. If water is near outlets, appliances or the panel, do not stand in it. Turn off power at the breaker only if the panel is dry and you can reach it safely. If the water might be sewage, keep everyone out of the area.

Hours two to six: document and protect

Record a slow video of every wet room, then take close photos of the source, wet walls, floors, ceilings and belongings. Lift small furniture and electronics onto dry surfaces. Pull up rugs and remove wet cushions. Do not throw away damaged items until your insurer has seen photos or the items themselves.

Calls to make

  • A restoration provider, so drying equipment can be set up quickly
  • Your insurance company or agent to open a claim
  • A plumber or roofer to fix the cause, if the cause is not obvious
  • Your landlord or property manager if you rent

What not to do

  • Do not use a household vacuum on wet floors
  • Do not turn on ceiling fixtures under a wet or sagging ceiling
  • Do not wait to see if it dries on its own
  • Do not sign a contract under pressure before you understand the scope and price

Why the first day matters

Water moves into drywall, insulation and subfloors quickly. Mold can begin on wet materials within 24 to 48 hours, a timeframe cited in guidance from the U.S. Environmental Protection Agency. Fast action limits the area that must be removed and rebuilt.
