Shut the water off first

Find the main shutoff, often near the water meter, where the line enters the house or in a basement or utility room. Turn it clockwise until it stops, then open a low faucet to drain the lines. If you cannot find it or it will not close, call your water utility, which can usually shut it off at the street.

Why burst pipes cause so much damage

Pipes inside walls and ceilings spray or drip where you cannot see, so water travels through cavities and soaks insulation and drywall before a stain shows up. Frozen pipes often split when they thaw, so a house can seem fine during a freeze and flood later in the day.

The usual sequence after a burst pipe

  1. Stop the water and make the area safe
  2. Extract standing water
  3. Open or remove wet wall and ceiling sections when needed so cavities can dry
  4. Dry with air movers and dehumidifiers until readings return to normal
  5. Have a licensed plumber repair the pipe
  6. Rebuild finished surfaces once everything is dry

Drying and plumbing repair are separate jobs. Ask whether the cleanup company handles the pipe itself or expects you to hire a plumber.

Prevention for next winter

Insulate pipes in unheated spaces, seal drafts around pipes in exterior walls, disconnect garden hoses, and let faucets drip during extreme cold. Know where your shutoff is before you need it.

Frequently asked questions

Does insurance cover a burst pipe?

Most standard homeowners policies cover sudden pipe bursts, including the cleanup and resulting damage, but usually not the cost of repairing the pipe itself if it simply wore out. Confirm with your insurer.

How do I know water is inside my walls?

Look for stains, bubbling paint, warped baseboards, musty smells and a rising water bill. Moisture meters and thermal cameras find what the eye cannot.

Should I open the walls myself?

It is better to let the crew decide. Cutting in the wrong place can spread damage or disturb materials that should be handled carefully.
